Misc Repairs and/or Maintenance-(Free Estimates)
Upgrading, Clean outs, empty out units, changing locks, door handles, landlord property secure and status analysis, misc handy work can all be discussed with a phone consultation of what is needed or appointment depending on the scope of work. If we are unable to make repairs/installation you will not be charged.  Use our time wisely to get the job done as quickly as possible and get back to life. Clear work areas, have a list ready and materials if you know what is needed on site.  Large materials such as closet doors, doors, flooring etc can be delivered for a fee. All work comes with a 90 day guarantee. Jobs are paid upon completion and customer satisfaction

Pressure Washing​-

Depends on size of the property. All exterior painting has pressure washing included in price.

Kitchen-

We can demo cabinets and existing backsplash if necessary. Stone, glass or metal we can install it.

Fireplace or Bar-

Install stone, backsplash, or tile on fireplace or kitchen bar.
Includes grouting, chaulking, complete finish.
Materials typically range $1psf to $15psf depending on backsplash used. 

Flooring-

We can install any flooring that you purchase but the flooring will need to be delivered to the property. If you purchase any of our Solstone/Pelican products we offer free delivery a savings of $80 to $130 from big box stores.
We can demo carpet and tack strips if needed and remove from the property.

Typical flooring purchase you need to add 8% square feet to total sf of flooring for loss for cuts depending on flooring layout.

Flooring labor

If you need tile removed from a room etc then you will need a appointment to get estimate for removal.

Corner round- When carpet is removed corner round trim is necessary to cover the gap between new flooring and the baseboard unless new baseboards are getting installed. Corner round material and install nailed and chaulked $4 per linear ft.

Glue down-- real wood, bamboo, LVP

$4-6 per square foot

If a lot of furniture needs to be moved around may be additional cost if you want us to do it. Cost depends on what and how much is there.

Interior and exterior painting available. We are equipped to do properties up to 2 stories.

Exterior Repair-

Water damage from leaks? If there are some repairs on the stucco or some rotten wood we can make for you. We do not do full stucco of properties only repair. We can match patterns to look new but if from roof leaks etc that will need repair first which we do not do. We can also fix broken window sills and we use rebar concrete and stucco.

Doors-

Want to upgrade from flat to 6 panel doors?
We do not do exterior doors or windows.
